Typically the ground floor accounts for 55–60% of the total area (social zone), the upper floor 40–45% (private zone).

  • Upper floor: 4 bedrooms, bathrooms, dressing room — ~110 m² in a 250 m² home
  • Garage for 1 car: +20–25 m²; for 2 cars: +35–40 m²

Staircase, balcony and terrace

When choosing a two-storey project, pay attention to the position and width of the staircase — it should be comfortable and not take up too much usable floor area.

Optimal staircase flight width: 100–120 cm, riser height: 17–18 cm. Most projects include a balcony or terrace on the upper floor (+15–25 m² of open area).
